Finding your new home or investment property

So you’ve just found that ideal home or maybe a solid investment property in a prime location. Purchasing a property is typically the most significant investment a person will make in their lifetime; so how can you make sure you’re fully aware of what you’re purchasing, well it can be very handy to get some advice from an experienced building inspector.

Finding a reputable licensed building and pest inspector

Organising your inspection

Organising an inspection with The Hunter Inspector is super simple thanks to having a staff member manning the phones full time! All you need to do is give our office a call on 02 4981 7022 and our lovely staff can talk you through the process, or if you’re time poor you can just flick us an email and we can get it all organised without you even having to pick up the phone.

What details do I need to order an inspection?

Your contact details (Name, phone number, email address)

The address of the house you are hoping to purchase.

Name/Contact details of the real estate currently handling the property (if you have the contact details of the particular agent handling the property; that saves us one extra step! But if you don’t have them on hand, don’t stress!)

Once you're ready to go, you can use our online booking form to get your inspection underway!

We will then confirm with you that the inspection is going ahead and the time/date which it will take place.

Carrying out your inspection

After organising your inspection our inspector will arrive on site to carry out the inspection. I won’t go into great detail here as I will save a detailed breakdown of our inspection process for another post! However the core takeaways are:

Our inspector will inspect all areas which are deemed appropriately accessible and safe; these areas include:

  • The dwelling Interior
  • The dwelling exterior
  • The roof void
  • The roof exterior
  • The subfloor
  • The site
  • The garage
  • Any sheds
  • Trees in the yard within close proximity of the dwelling.
The follow up phone call

Our inspector will endeavour to make contact with all clients soon as practicable after the inspection. Phone calls will typically take place at the end of the working day on which your inspection was completed, however if the inspector has time immediately after your inspection you may just be lucky enough to get your follow up call sooner rather than later.

Receiving your reports

All reports are sent out the morning of the day after your inspection. The reports will be sent via email unless otherwise requested, we like to help the environment where we can! Upon receiving the report we encourage you to read it in full and if you have any questions or concerns to give the inspector a call. Often things in reports may come across sounding quite bad to us “non-trades” folk; however it may be of little concern, it’s just best to contact the inspector if something is worrying you or you just don’t understand it.

Making your purchase decision

One thing that is important to remember is that we cannot make your decision for you, we can only provide you with our professional opinion on the current state of the inspected areas of the structure to help you make a more informed decision.
